As the landlord was able by the terms in the lease, that he could forfeit the property if the rent was overdue by at least 14 days( this  case over 40 days).

Restaurant in Devon

A  Landlord contacted Beacon Enforcement, they had a restaurant that was in arrears to the tune of £12,500 and was in financial trouble. The landlord had given up any chance of getting any money back. We were instructed to forfeit the lease by peaceable re-entry and we arranged with a locksmith to enter the restaurant very early in the morning and change the locks. We issued a torts notice and would provide a supervised re-entry to the tenant on a pre-arranged date. This would minimize a potential confrontation between ex-tenant and landlord.

The landlord was very happy with our actions and now has a new tenant in the restaurant, who pays the rent on time!

To be able to forfeit the lease, you must have a lease and must be purely commercial property( ie no residential dwellings on the premises).
